Level 2 survey questions
The RICS Level 2 HomeBuyer Report, explained.
A RICS Home Survey Level 2 (HomeBuyer Report) is the popular mid-level survey. It rates the condition of the property, gives advice on defects and maintenance, and can optionally include a market valuation. It's well suited to conventional properties in reasonable condition.
The standard Level 2 survey focuses on condition and advice. The 'survey and valuation' option adds a professional market valuation (and, where relevant, a reinstatement cost figure for insurance). Choose whichever suits your needs — we'll explain both.
Level 2 is ideal for conventional houses, flats and bungalows in reasonable condition. If the property is older, larger, has been significantly altered, or is of unusual construction, a Level 3 Building Survey gives a more thorough assessment.
A mortgage valuation only tells your lender the property is adequate security. A Level 2 survey is for you — it assesses condition, advises on defects, and can include your own market valuation.
