RICS home surveys and how to choose a level, explained.

A RICS home survey is an independent inspection of a property carried out to the RICS Home Survey Standard. It comes in three levels of detail — Level 1 (Condition Report), Level 2 (HomeBuyer Report) and Level 3 (Building Survey) — so you can match the survey to the age, type and condition of the property.

As a guide: Level 1 suits newer, conventional homes in good condition; Level 2 is the popular mid-level choice for most conventional properties and can include a market valuation; Level 3 is the most thorough and is best for older, larger, altered or unusual properties. If you're unsure, tell us about the property and we'll recommend the right level.

No. A mortgage valuation is for the lender and only confirms the property is adequate security for the loan. A RICS home survey is for you — it assesses the property's condition and, at Level 2, can include a separate market valuation.

A snagging survey checks a brand-new home against the standard of finish you should expect from the developer. A RICS home survey assesses the condition of an existing (often older) property you're buying or own. We offer both.
